Selling former Housing Executive or housing association property Print E-mail

If you bought your home from the Housing Executive or a housing association you may have to repay some of your discount if you sell you home.

The amount you have to repay depends on when you bought the property, and how long you lived in the property.


I bought my home before 8 October 2004.

The amount you must repay depends on how soon you decide to sell after buying the property.

  • Selling within a year of buying the property - You will usually have to repay all the discount
  • Selling between one and two years of buying the property - You will usually have to repay two-thirds of the discount. If you got a discount of £30,000 you will have to repay £20,000 to the Housing Executive or housing association.
  • Selling between two and three years of buying the property - You will usually have to repay one-third of the discount. If you got a discount of £30,000 you will have to repay £10,000 to the Housing Executive or housing association.
  • Selling three years after buying the property - You won't have to repay any of the discount.

Will I always have to repay some of my discount?

You won't have to repay your discount if you bought the property more than three years ago. You may not have to pay back the discount even if you have owned the property for less than three years if:

  • you are selling the property to a family member,
  • you are selling a part of the property you don't live in (for example, a garage),
  • a court has ordered you to give the property to your husband, wife or partner after divorce or separation.

You won't have to repay your discount if you bought the property more than five years ago. You may not have to pay back the discount even if you have owned the property for less than five years if:

  • you are selling the property to a family member,
  • you are selling a part of the property you don't live in (for example, a garage),
  • a court has ordered you to give the property to your husband, wife or partner after divorce or separation.
