Use your housing association's complaints procedure if your housing association won't carry out repairs or you are unhappy with the standard of work carried out.
How do I complain?
Every housing association has a complaints procedure. Your housing association's complaints procedure should be in your tenancy agreement.
Try and sort out your problems quickly and locally. Contact your housing association to explain your problem. You can either telephone or write to your housing association. If you are still unhappy you should then use the formal complaints procedure outlined in your tenancy agreement.
If you feel that your housing association hasn't dealt with your complaint properly you may be able to ask the Northern Ireland Ombudsman to investigate or you could apply for a judicial review.

Can I withhold my rent until work is carried out?
Don't withhold your rent if your housing association doesn't carry out repairs. You could be evicted for not paying your rent. Contact a local advice agency if you are considering withholding your rent.

Help from the council
You can ask the Environmental Health Department of your local council to investigate if your home is damaging your health. Your housing association can be fined if it doesn't carry out the repairs.
You will usually only be able to ask the environmental health department of your local council for help if your health is at risk because of the state of your home. The environmental health department will usually only investigate if:
- you have problems with serious damp,
- your drains or gutters are damaged,
- there is rubbish around your house.
