Estate agents and letting agents will often have their own complaints process. Many agents belong to a professional redress scheme which may be able to sort out problems if you're unhappy with the service you've been given by your agent.

There are practical things that you can if you're having difficulties paying your mortgage. The most important of these is to get advice so you fully understand your options.

You are usually responsible for carrying out any repairs or improvements once you have bought your home. It's very difficult to get grant approval from the Housing Executive to help you with the cost of repairs. These days, this type of grant will only be awarded if the Housing Executive believes the condition of the property is likely to cause a very real and very serious risk to the life of the person living in it.

You can be allowed to stay in your home after a repossession hearing. This may be because there wasn't a good enough reason to repossess the home or because the Master believed you should be allowed to stay to give you time to put the situation right.

Property sales are either on a leasehold or freehold basis. When you buy a freehold property you own the property and the land it sits on. If your property is a leasehold property you’ll have to pay an annual charge, known as ground rent, to the person who owns the freehold.

If you are a homeowner, you can only be evicted if the court makes an order telling you to leave. This section explains what happens once your lender has applied to the court to evict you.

If your home has been damaged your insurance may cover the cost of repairs. Read your policy and make sure that the damage is covered. Your policy documents will tell you what to do if you need to make a claim.
